When a clogged drain becomes an emergency
Drain cleaning is the removal of a blockage from a sink, tub, floor drain or main line so water drains freely again. Most clogs are a nuisance. Some are urgent: sewage coming up in a tub, every drain in the house slow at once, or a toilet that bubbles when the washer runs.
We take emergency drain calls 24/7, including nights and weekends in Manchester Township. Same-day appointments are available when the schedule allows. While you wait, stop running water in the house and keep people and pets out of any standing water.
What to do right now
Stop using sinks, tubs, the dishwasher and the washer. Do not flush again. Do not pour drain chemicals into a standing backup, because the next person to touch that water, including the plumber, is exposed to them. Mop up what you can and call (609) 547-1417.
Signs your drain needs cleaning
- Water drains slowlyA sink or tub that takes minutes to empty usually has a partial blockage building.
- Gurgling after flushingAir pushed back through a trap often points to a clog downstream in the branch or main line.
- More than one fixture slowA tub, a toilet and a floor drain all acting up at once means the main line, not a single trap.
- Water appears in the wrong placeWasher water bubbling into a floor drain or tub is a classic main-line warning.
- Smell from a drainA sour or sewage odor can mean trapped debris or a dry trap, and sometimes a partial backup.
- Clog returns within weeksA clog that keeps coming back usually means grease, roots or a damaged pipe, not a one-time wad of hair.
If only one fixture is slow, the problem is probably close to that drain. If several are slow, say so on the phone. It changes what tools we bring and how we price the visit.
Code note
Drain and trap work follows the code standard in New Jersey's Uniform Construction Code plumbing subcode (N.J.A.C. 5:23-3.15). Cleanouts that were never installed or were buried can be added during service, and a permit question comes up only if piping is altered rather than cleared.
Kitchen sink clogs: grease, food and the dishwasher
Kitchen drains clog more often than any other fixture. Cooking fat cools inside the pipe, coats the walls and catches rice, coffee grounds and peels. Over months the opening shrinks until the sink drains like a straw.
A cable usually clears a kitchen line, but if the sink backs up again within a few weeks, the grease coating needs scouring. That is when hydro jetting makes sense. Garbage disposals add to the load, and a jammed unit can look like a clog, so tell us if you have one. Disposal problems are handled on their own, and we can look at that during the same visit.
Cable, auger or water jet: which method fits
| Method | Suits | Limit |
|---|---|---|
| Hand auger | Tub, shower and bathroom sink clogs close to the drain | Short reach, not for main lines |
| Motorized cable (snake) | Kitchen lines, branch lines and many main-line stoppages | Pokes a hole through a clog but may leave grease on the walls |
| Camera plus cable | Clogs that return, or when you suspect a broken pipe | Adds time, but shows the cause |
| Hydro jetting | Grease, scale and roots coating a pipe that keeps clogging | Not for badly cracked or collapsed pipe |
The right tool depends on the pipe material, the clog and how often it returns. The technician decides on site and explains the choice before work.
For a simple hair clog in a tub, a hand tool is enough and the price reflects that. For a main line clogged by roots, a larger machine and sometimes a camera are needed. Ask which method will be used and why.
Why older Manchester Township homes clog differently
About 52 percent of homes in the township were built before 1980, and roughly a third in the 1970s alone. Drain lines from that era may be cast iron, clay or fiber pipe. Cast iron roughens inside as it ages, so grease and paper catch on the rough surface and clogs return.
Both township water systems are moderately soft to soft, so hard mineral scale is a smaller part of the problem than in some towns. Most clogs here come from grease, hair, wipes and, on older lines, roots and pipe wear. The Pinelands sandy soil lets roots from nearby trees search for the moisture in a sewer joint. If your house is older and the main line has clogged twice, ask for a camera look before paying for a third cable.
Some homes in the township are on septic rather than public sewer. Tell us which you have, because a septic system with a full tank can mimic a drain clog and needs a different fix.
What drain cleaning costs: the factors
- Which drainA bathroom sink is quick. A main line takes bigger equipment and more time.
- AccessA cleanout makes the job faster. With no cleanout, the tech may need to pull a toilet to reach the line.
- Cause and lengthHair is simple. Roots, grease buildup or a long run to the street take longer and may call for jetting.
- Time of dayNight and weekend calls are real labor at an inconvenient hour, so the price reflects it, and you hear it up front.
- Camera workIf you want proof of the cause, the camera adds a step and the price changes.
You hear a clear price before work starts. If the problem turns out bigger than first described, the tech stops, explains and gets your approval before going on.

Landlords and property managers
For rentals, a drain stoppage often involves more than one unit. Tell dispatch whether the backup is in one apartment or several, because a shared stack points to a building line. Keep notes on the date, the fixtures affected and what tenants reported. Wipes and grease are the usual causes in multi-unit buildings, and a written note to tenants helps limit repeats. Crews also cover Jackson and Lakewood if you own rentals in more than one town.

Frequently asked questions
Yes. The line is open 24/7 for emergencies, including weekends and holidays. Call, say which fixtures are backing up, and dispatch will give you a clear price before work starts and book the next available slot, with same-day service when available.
A single slow sink can usually wait for a normal appointment. Sewage in a tub or floor drain, or several fixtures backing up together, should be treated as urgent.
It is better not to. Chemical cleaners can sit on a full blockage and are a hazard if the plumber has to open the line. A plunger is fine for a toilet or sink.
A cable only opens a channel. If grease, roots or a rough old pipe wall are the cause, the clog returns. A camera look or jetting addresses the cause.
Many older homes have none. A cleanout gives the tech direct access to the main line, which speeds future work. Ask about adding one during a visit.
That depends on your lease and local rules. Photos of what was pulled from the line and a written report from the visit help document the cause.
If your home is on septic, a full tank or failing drain field can look like a clog. Tell us which system you have so the right tools come.
